Trust Over Renders: How Developers Should Sell Real Estate in 2027
89% of real estate marketers are already using AI, but 61% see no response to AI-generated content. Residents' trust becomes a developer's main capital in 2027.

The real estate market in 2027 will face a "promise inflation": 89% of marketers are already using AI to produce content, but 61% see no active audience response to AI-generated content. These figures come from a study by "Studio Chizhova," prepared in collaboration with WOW Fest.
One-Size-Fits-All Promises Stop Working
Developers increasingly offer buyers similar images: comfortable living, developed infrastructure, a favorable environment. Artificial intelligence amplifies this trend — generated content becomes mass-produced and impersonal. As a result, traditional advertising promises lose their persuasiveness.
Consumers are shifting their attention away from idealized renders toward real evidence of a property's advantages. The study's authors identify the key challenge of real estate marketing in 2027 as the transition from images of an "ideal life" to demonstrations of authentic consumer experience.
Trust as a Developer's New Capital
Social media are ceasing to serve as advertising storefronts and are turning into tools for building long-term relationships with buyers. 86% of surveyed professionals cite loyalty and engagement support as the primary goal of SMM.
Trust in a brand is shaped not only through official communications. Buyers' decisions are influenced by residents' reviews, opinions from local communities, influencers, and independent experts. The study recommends that developers foster open dialogue with their audience, use real people's stories, and back up advertising claims with concrete examples.
Seven Trends for 2027
The study's authors highlight seven key directions:
- The End of Gloss — a rejection of staged, idealized imagery.
- The Neighborhood as Media — the location itself becomes a communication channel.
- Short Video First — priority given to short-form video.
- Competition with Lifestyle — rivalry not only with other developers but with lifestyles in general.
- Wellness as a Baseline Quality Standard — well-being becomes the norm rather than a competitive edge.
- Architecture for the Masses — the professional language of architecture becomes accessible to a broad audience.
- Person2Person (P2P) — "human-to-human" communication instead of corporate speak.
Methodology
The study draws on a survey of 30 real estate marketing professionals, 8 in-depth interviews, an analysis of international research from 2026, and the practices of Russian and foreign developers.
